Once hired, our job is to handle the day-to-day tasks and mitigate potential issues by offering the following property management services:

Rents and Tenant Acquisition: DenCOs experienced property managers work with our owners to determine the most appropriate rent pricing based on market analyses. Once we set the rent, we use various marketing activities to attract new tenant prospects and use DenCO’s reliable screening process to assess if they are a good fit.

Strong Lease Agreements: A strong lease sets clear expectations for the landlord and the tenant and serves as the foundation for a successful rental experience. The DenCO’s lease and addenda come from 20 years of dealing with tenants and accommodating owner requests. Our lease is reviewed periodically by attorneys to ensure it complies with current Colorado real estate rental laws and regulations. Our lease is straightforward but adaptable to the specific needs of each property.

Security Deposit Management: Managing security deposits involves adhering to Colorado’s strict rental laws and regulations. DenCO avoids many rookie mistakes that get inexperienced landlords in trouble with their tenants, landing them in court.

Rent Collection: Our screening process places tenants with good rent payment histories in units. The DenCO website allows tenants to pay online. While challenging when tenants fall behind, our experienced managers use good negotiating skills to encourage tenants to stay current.

Repair Tenant Requests: Using online forms, DenCO makes it easy for tenants to request repairs or report problems. We have lists of reliable service companies that offer appliance, plumbing, electrical, HVAC, and roofing repairs on a timely basis to meet tenant expectations. They also handle emergencies requiring immediate attention, such as burst pipes, heating/cooling failures, or flooding.

Financial and Records Management: DenCO acts as an archivist, documenting everything related to each rental, such as rent payments, expenses, and receipts for each property we manage. We document all tenant interactions, including lease agreements, move-in/move-out inspections, maintenance requests, and all communications. Excellent document management is a must in today’s rental regulatory environment. Every property management company will eventually find itself in a small claims court. It is just the nature of the business. The adage is true – the party with the best documentation usually wins in court.

Regulatory Compliance: The Colorado Legislature has been busy generating bills that expand tenant rights and increase the complexity and costs of property management over the last two years.
