Portable Screening Report

A prospective tenant has the right to provide the landlord a portable tenant screening report, as defined in Section 38-12-902 (2.5), Colorado revised statutes and if the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from charging the prospective tenant a rental application fee or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.

This form has not been approved by the Colorado Real Estate Commission it has been revised by DenCO Property Management’s attorney. Please read through all instructions before beginning, as this has important legal consequences, you should consult your attorney before signing.

If approved, you will have until 10 a.m. MST the following calendar day to sign the lease AND pay the security deposit online. We continue to show the property to other prospects until we have a signed lease and the full security deposit payment.

In addition to the rent due per month, a Broker Fee of $25.00 per month will be charged and must be included with the monthly rent payment. This fee is charged to Tenant for ancillary services that Owner’s Agent provides in order to manage the property, which include, but are not limited to, coordination of maintenance; repair, and replacement; Retaining of lease documents; Documentation of unit condition at commencement of lease; coordination of utility transfer; maintenance of the secure Tenant Online Portal; and retaining of legal counsel to prepare and update legal documents.

All prospective tenants must provide the following to DenCO:

1. Each adult who is applying to live in the property must complete the secure, online application below. One separate application per adult applicant.
2. Be sure to upload a copy of your latest pay stub via the form.
3. Pay the application fee of $55.00 at the end of this page after entering your application details.*
4. Application fees are non-refundable, please discuss your candidacy with your DenCO rental agent before applying.

*Note: Disclosure of Application Fees Costs:

• $37.06 to Amrent for Credit and Background Check
• $17.94 to DenCO for Administration, Website Maintenance, Clerical, and Research Materials
