How a Smooth Start Benefits Tenants and Owners
The move-in process is a critical moment in the life of a rental property. At DenCO Property Management (DenCO), we believe a well-organized move-in protects owner assets, reduces disputes and misunderstandings, improves tenant retention, and establishes clear documentation from the beginning of the lease. For tenants, a smooth move-in creates a positive first impression, sets clear expectations, makes settling into the home easier, and builds trust.
Before tenants receive keys, DenCO inspects the property a few days before move-in to check on any minor repairs, confirm appliances are working properly, and ensure the property is clean. Documenting the property’s condition with photos or video protects both the tenant and the owner by clearly establishing the tenancy’s starting point. Coordinating utilities before the move-in prevents service interruptions.
The Benefits of a Strong Lease
It behooves the property manager to review the lease terms and conditions with the tenant before it is signed. The DenCO residential lease agreement is straightforward but adaptable to the specific needs of each property. The lease lists the responsibilities of the tenant and the property management company during the term of the rental agreement. Move In Day
Before keys are provided, all administrative details should be completed, including:
- Signing the lease agreement
- Collecting the security deposit and first month’s rent
- Entering tenant information into property management records.
DenCO provides a welcome packet that includes emergency contact numbers, instructions for submitting maintenance requests, trash and recycling schedules, and details on rent payments and tenant responsibilities. Our property managers will contact the tenant after a few days to answer questions, address any minor concerns, and remind tenants how to request maintenance. Early communication builds trust and reassures tenants that help is available when needed. At the same time, DenCO updates the property owner on the status of their investment. Reporting gives owners peace of mind and confirms the property is well managed.
What makes the move-in even better is the previous tenant’s easy move-out. Time is money so the faster DenCO can regain possession of a rental, the sooner we can rent it again. When DenCO sends a Tenant Notice To Vacate, we include a move-out checklist to assist the tenant with their move and confirm the move-out date.
